Brokerage
The Marcil Group Inc, through its commercial partnership Horizon Commercial
LLC, offers a wide array of services including project acquisitions, dispositions,
site selection, investment analysis and more. We have highly experienced brokers
in the market with between 30 and 40 years of experience each. Our professionals
have closed hundreds of millions of dollars in leasing and brokerage transactions.
Our brokers have strong reputations and long-term relationships- the best indicators
of true client satisfaction. From the date of our initial involvement with a client,
we take an active role in all aspects of the property purchase or sale process,
from full financial analysis and due diligence on acquisitions, to the development
of an extensive marketing package and marketing plan through the closing of the

in the acquisition and disposition of multi-unit residential and other commercial
real estate. We primarily focus on the acquisition of multi-unit residential
apartment communities in Midwest markets, however we are not limited by geography.
Our other real estate acquisitions include downtown commercial centers,
neighborhood strip malls and mixed-use developments. We take responsibility by assisting
real estate investors in achieving their goals and objectives. Due to our skill,
extensive experience, and wealth of resources, we help individual investors get

Project Leasing
Our established market visibility, representing projects, provide great exposure
to all our clients' properties. After a complete evaluation of a property and its
competition, we assist our clients in developing realistic leasing parameters and
identifying a prospective tenant profile. We then establish a unique marketing strategy,
given the particular property's attributes and position in the marketplace - repositioning
when appropriate - and follow that strategy through to successful conclusion. Through
our experience we adapt and adjust our plan as necessary and based on the talents
of our personnel, negotiate the best lease terms for our client on each and every
transaction. These services include oversight of all phases of the project leasing
process. This includes all activities such as space planning, marketing, advertising,
proposal development and lease negotiation, property fact sheet development, flyer
development, etc. You can be certain that our depth of experience and skill in project
leasing is at the highest level available in the industry today.
Tenant Representation Services
Through our experience and our relationships, we represent a number of select users
and buyers. After performing a detailed and thorough analysis of our client's needs,
we evaluate all available lease opportunities (from "as-is" lease scenarios
to "build-to-suit" options). Once complete, we conduct a sophisticated
request for proposal process to qualified projects, coordinate property tours and
then oversee lease negotiations. Finally, we orchestrate the space planning process
to determine the ultimate/true leasing costs of each viable scenario. We provide
advice to our client at each phase in the process through the successful lease negotiation
at the property of their choice. Our professional services will give
you the confidence that the space decision you ultimately choose will be your
best overall option.
Marketing
We continue to strive to enhance our reputation as the leading proactive marketing

of brokerage staff and senior management, our marketing team schedules and coordinates

As a component of our brokerage services (acquisition and disposition services), The
Marcil Group Inc. has the capability of conducting comprehensive feasibility
analyses on any type of real estate investment. We use the latest in real estate
software and computer technology which enables us to perform detailed investment
analyses tailored to meet our clients' needs. Our services include site selection
analysis, specific site marketability studies, investment analysis, demographic
